Sefton Park presented a significant architectural challenge: the total modernisation of a four-storey corporate headquarters. The project spanned 5,000m² and required a phased, year-long delivery. The primary objective was to increase the building’s operational flexibility by performing demise splits on two entire floors, while simultaneously converting vast open-plan areas into high-performance, private office suites.
COFI Contracts acted as the lead contractor for this year-long transformation. We successfully segregated two floor plates into four independent offices, each equipped with its own dedicated HVAC, electrical circuits, data infrastructure, and welfare areas. To maximize natural light while maintaining privacy, we replaced open-plan reception zones with high-acoustic rated glazed partitions. The structural phase included extensive framing, drylining, and precision taping and jointing to provide a flawless finish. Each new office was given independent climate control, bespoke dimmer lighting systems, and high-spec fire doors and ironmongery.
The transformation of Sefton Park has created a versatile, future-proof asset. By delivering building-wide M&E upgrades alongside strategic demise splits, COFI Contracts has enabled the client to occupy or lease independent, self-contained wings within a single flagship building. The high standard of acoustic glazing and interior finishes has resulted in a bright, modern, and highly productive environment across all four levels.
