Hitachi required a complex structural and technical division of their 1,600m² Milan headquarters. The objective was to execute a formal Demise Split, transforming a single large office into two entirely independent, self-contained workspaces. This required not only architectural changes but also a complete duplication of critical services, including data, HVAC, and secure access.
COFI Contracts managed the transformation from decommissioning to final fit-out. We demolished the original reception and comms room to make way for a new dual-entry reception area. Each of the two new offices was equipped with its own secure access system and a dedicated comms room with independent HVAC and server racking. A former boardroom was strategically converted into a high-spec kitchen and welfare hub. To complete the split, we realigned all lighting, fire sensors, and floor boxes, followed by a full redecoration and the installation of new floor coverings throughout both demises.
A masterclass in space optimization. By successfully splitting the demise, COFI Contracts provided Hitachi with two independent, “day-one ready” workspaces, each featuring its own private infrastructure and dedicated welfare facilities. The project delivered maximum flexibility for the client’s future operational or leasing requirements.
